Where do the comps come from?
Nearby short-term rental comps, modeled per market. Every comps-based number carries a chip showing how solid the sample behind it is.
Is the regulatory research legal advice?
No. It's researched, sourced, and dated, not a legal opinion. Verify anything load-bearing before you rely on it.
What happens to my card or billing info?
It goes to Stripe Checkout directly. NightlyBasis never sees or stores your card number.
Can I cancel any time?
Yes, from your account's billing page. No call or email required.
Why a subscription?
A property's value, what it will finance, and what you've put into it all change every month. The subscription keeps those answers current. You're not charged per search — the price moves with what you own, not with how hard you're looking.
Who decides whether something is capitalized or expensed?
You do. We flag the transactions where it matters, show what each choice does to your basis and this year's depreciation, and record your answer. We don't make tax determinations on your behalf.
What happens if I stop paying?
Your records stay readable and exportable. The judgments stop updating — and we'd rather show you nothing than a number that's eight months old without saying so.
Is this an appraisal?
No. It's an income-approach valuation — what the property is worth as an operating business, and what a lender will finance against that. A residential appraisal answers a different question, and both numbers are useful.
Will you actually help me get financed, or just tell me what I qualify for?
Today: the same DSCR/LTV math a lender underwrites to, before you call one. Closing that loop — so the number you see here is the number you can borrow against, not just a preview of someone else's — is where we're headed. No lender relationship or referral fee exists today, and won't be added quietly if one does.
What happens after I close?
Renovation spend logs against the record the acquisition verdict used, then monthly revenue and expenses land in the same account structure. Build costs are entered manually today; connected classification is in progress.
I already own this property — can you still help?
